Move-Out Cleaning Checklist for Sarasota Renters

Moving out of a rental in Sarasota, Bradenton, or Venice? The final inspection is usually the difference between getting your full deposit back and losing a few hundred dollars. Florida landlords have 30 days to send an itemized claim on your deposit, and cleaning is by far the most common line item.

This is the same checklist our team works through on a move-out clean. Use it if you're doing it yourself — or skip to the bottom if you'd rather hand it off.

Kitchen

• Inside and outside of all cabinets and drawers, including the toe kick
• Inside the oven, broiler drawer, and under the stove drip pans
• Inside the refrigerator and freezer — defrosted, wiped, and left open if the power is off
• Range hood filter degreased
• Dishwasher interior, seal, and filter
• Countertops, backsplash, and sink drain
• Behind and under the fridge and stove (pull them out — inspectors do)

Bathrooms

• Hard-water and soap scum removal from glass doors and tile — the #1 Florida deduction
• Grout lines scrubbed, not just wiped
• Toilet base, bolts, and behind the tank
• Exhaust fan cover dusted
• Mirrors, vanity, and inside all drawers
• Shower head descaled

Bedrooms and living areas

• Baseboards, door frames, and light switch plates
• Ceiling fan blades — heavy dust here is an automatic flag in Florida
• Closet shelves, rods, and floors
• Interior windows, sills, and tracks
• Wall scuffs spot-cleaned
• Floors vacuumed and mopped, carpets professionally cleaned if the lease requires it

The five spots renters almost always miss

• Window and slider tracks — sand and salt build up fast near the coast
• The lanai or screened patio floor
• A/C return vent cover and filter (replace the filter — it's cheap and inspectors check)
• Inside the washer and dryer, plus the dryer lint trap housing
• Garage floor oil stains and cobwebs in corners

If you only have time for three things: the oven, the shower glass, and the ceiling fans. Those three account for most of the cleaning deductions we hear about from Sarasota renters.

If your lease says the unit must be returned "professionally cleaned," a receipt matters as much as the result — many Sarasota property managers ask for one before releasing the deposit.

When to schedule it

Book the clean for after the movers are out and before the walkthrough — ideally the same day or the day before the inspection. In Sarasota, the last week of the month books up quickly, so give yourself at least 5–7 days of lead time.
